The Northern Quarter is not a residential area with shops in it, or a retail area with flats above. It is both, stacked, in buildings nobody planned to be either. Which produces a lock problem that Ancoats, with its concierges and its management companies, simply does not have.

The street door nobody maintains

Oldham Street, Tib Street, Thomas Street. A door between two shopfronts, stairs behind it, three or four flats above. No concierge. No management company on site. Often no idea who is actually responsible for it.

So the lock on it has been there since roughly the 1990s, and:

Who pays for the street door?

The freeholder, usually, or the managing agent if there is one. Getting an answer can take weeks. If the flats above want it changed and cannot find anyone to authorise it, ring us and we will quote for the door as one job with a key per flat, so at least you are dealing with one number rather than four people arguing.

Treat it as a door rather than as security. It has been there since the nineties, everyone in the building has a key, so does everyone who ever lived there, and probably so does the last tenant of the shop downstairs. Nobody has changed it because nobody thinks it is theirs. That is not cynicism, it is just what a shared door with an unknown key count is. Your own flat door is the only lock in that building that means anything, so it is worth making sure it is a decent one.

My shop shutter won't open and I'm due to trade. How early do you answer?

Six in the morning, because that is when this happens. A seized shutter lock is always a half-seven problem, never a mid-afternoon one, and independent retail has no regional facilities team to ring. Opening a shutter with a seized bullet lock is £70 to £130 depending on whether it frees off or has to be drilled, and a replacement lock is £55 to £95. Do not keep forcing the key: a snapped key in a corroded bullet lock roughly doubles the job.
