Straight answer on distance first: Widnes is 20 miles from us and it is the far edge of where we go. Realistically 35 to 50 minutes. If you are locked out at 2am and shivering, we will tell you honestly that a WA8 locksmith is closer, and we would rather say that than take the job and leave you waiting.

What we do a lot of in WA8 is the booked work: Farnworth, Appleton, Hough Green, Ditton, Hale Bank, Upton Rocks and the town centre.

Why landlords ring us here

WA8 has a lot of rental stock, and rental stock has a lock cycle that owner-occupied housing does not. Tenant moves out. Tenant hands back two keys. Tenant had four cut at a kiosk eighteen months ago and genuinely cannot remember where they are.

You cannot get keys back. You can only make them stop working.

If you are managing more than a handful of doors in WA8, stop rekeying one at a time. A master key system means one key opens everything you own and each tenant opens only their own door.

The BS3621 problem in older WA8 stock

The Victorian and interwar terraces around the town centre and Farnworth frequently still have the original mortice locks, or a 2-lever lock from the 70s that would not stop anybody.

Most landlord insurance, and a fair number of tenant contents policies, require BS3621 on final exit doors. If your property has a 2-lever mortice, it does not comply, and you will find that out at claim time rather than now. A BS3621 5-lever is £85-140 fitted. See insurance work.

And the new estates

Upton Rocks and the newer developments are the opposite: composite doors, multipoint gearboxes, the usual stiff handle a few weeks before it shears. £45-85 while it is stiff.

Questions people actually ask

How long will you really take to reach Widnes?

35 to 50 minutes. Widnes is 20 miles from our base in Salford and it is honestly the far edge of our patch. For booked work, tenancy changes, BS3621 upgrades, portfolio jobs, that is fine and we do plenty of it. For a 2am lockout in the rain, a WA8 locksmith is closer and we will say so on the phone rather than take the job and leave you waiting fifty minutes. We would rather lose the booking than be the reason you are still outside.

My tenant moved out and handed back two keys. Is a cylinder swap enough?

Yes, and it is the right call. You cannot know how many keys were cut at a kiosk over an eighteen month tenancy, and asking does not help. Swapping the euro cylinder is £35 to £60 per door and it makes every old key dead instantly, which is the only thing that actually solves the problem. Front and back keyed alike is £70 to £110 so your incoming tenant carries one key. If you have more than a handful of doors, a master key system stops you doing this one property at a time.

My Widnes terrace has an old mortice lock. Does it meet insurance requirements?

Probably not, and it is worth checking now rather than at claim time. Most landlord policies and a lot of tenant contents policies require BS3621 on final exit doors. A BS3621 lock has the kitemark and the number stamped on the faceplate, visible when the door is open. If you cannot find it, it is not there. Older WA8 terraces around the town centre and Farnworth very often still have the original lock or a 2-lever from the seventies, neither of which complies. A BS3621 5-lever is £85 to £140 fitted.

Do you invoice landlords or is it cash on the day?

We invoice. If you are managing property in WA8 you need a paper trail for the accounts and for any deposit dispute, and handing cash to a locksmith on a doorstep gives you neither. You get an itemised invoice listing each door, the lock fitted and how many keys were cut. If it is a tenancy change we will also note the date, which is the thing that matters if a former tenant later claims they still had access.
